Nestled in the historic district of El Cid, is a home that captures the waterfront views. The homeowners wanted a home close to the Intracoastal that complemented the existing architectural character of the neighborhood.

Yet, there were challenges with building and designing this project. First, the home is in a low-lying area susceptible to tidal flooding and increasing sea level rise. Second, the home sits on a corner between large estates and modest residences.

Addressing these concerns became the core approach for the home’s design. To combat flooding, the home needed to be elevated on a plinth, which is disguised as a site wall. By elevating the home, the homeowners can enjoy the waterfront views from the first and second floors.

To complement the established architecture of the neighborhood, the homeowners were inspired by local and regional architects, and southern Spanish architecture. All these factors contributed to the massing, proportion, and materials of the home’s Spanish Revival style.

To match the timeless and enduring qualities of Spanish Revival architecture, the homeowners chose Brombal doors and Kolbe windows.

In particular, the entry door is set at the center of the property. Leading up to the entry door is a charming procession of steps and terraces to welcome guests. For the entry door, we installed a Brombal curved swing door. “Since the entryway is a significant part of the home, we felt Brombal met the form and function the homeowners were looking for in an entrance,” said Joe Charlton, senior estimator at Cornerstone Companies.

Another striking feature of the home is the Kolbe windows. “Having green tea leaf exterior frames and different color interior frames was important for the homeowners,” continues Charlton, “A split finish offers versatility for the interior design, and that’s something we really love about Kolbe products.”
